Do I want a concierge building?
We've talked about single family vs condos. Maybe you decided to go with condos. Now you have to decide if you want a concierge building. A concierge building is an option for co-ops, condos and luxury apartment buildings. A mid-rise or a high rise style. If you are interested in concierge you are probably leaning more towards a building with more units rather than less. Much like being in a hotel… a concierge building has someone there for you 24/7...or certain determined hours. They accept your deliveries/mail, are up to date on the community events, let repair men into your apartment as you allow, greet you and your guests…etc. But concierge buildings come at a cost. If you can afford a concierge condo or apartment building and you want that luxury than a concierge building is for you. Price/Rent and condo fee will all reflect being in a concierge building. In 2017 the average sales price for a 2 bedroom in a 24/7 concierge building around Boston & Cambridge was $1.38m. Around Boston there are over 100 concierge condo and apartment buildings and Cambridge houses 12 of those condo concierge buildings. They become more scare as you go farther out of the city, of course.
